Industrial Epoxy Coatings

Industrial epoxy coatings for warehouses, factories and processing plants across southern Ghana — high-build, chemical-resistant systems over a moisture-tested, ICRI-CSP-prepared slab, with the cost drivers explained openly and every quote on survey. Epoxy GH, since 1981.

Industrial epoxy coating is a specification-grade, high-build resin system applied over a prepared concrete slab to form a seamless, chemically bonded surface that resists abrasion, impact, hydrocarbon spills, chemical wash-down and thermal cycling. In Ghana’s humidity its success is decided beneath the resin — by slab moisture testing and substrate preparation. Epoxy GH has installed industrial epoxy across southern Ghana since 1981, and we are upfront about what a floor costs and why.

Why Most Industrial Epoxy Floors Fail in Ghana’s Conditions — and How We Prevent It

The coating itself rarely fails; the slab beneath it does. In Ghana’s persistent 81–83% relative humidity, moisture vapour rising through a concrete slab builds osmotic and hydrostatic pressure under the coating and lifts it — blistering, delamination, and peeling within months. It is the single most common industrial-floor failure in the country, and almost every failed floor skipped one step: slab moisture testing before the resin went down.

We treat moisture as the primary engineering control. Before a drop of resin is mixed we test in-situ relative humidity to ASTM F2170 and moisture-vapour emission to ASTM F1869, and prime to the reading. That discipline — not the brand of resin — is what makes an industrial floor last in this climate, and it is also the single biggest variable in what your floor will cost.

Industrial Epoxy Systems We Install Across Southern Ghana

High-Build Solvent-Free Epoxy

A 100%-solids, high-build coating for factory and manufacturing-hall floors — abrasion-resistant, low-VOC, and built to a defined film thickness for daily plant traffic.

Broadcast / Quartz & Mortar-Body Epoxy

Aggregate-loaded heavy-duty systems for warehouses, loading docks, and forklift-traffic areas where impact and rolling loads would defeat a thin coating.

Chemical-Resistant Novolac Topcoat

Specified for processing, plant-room and bunded areas where lactic acid, cleaning agents, or hydrocarbon spills would attack a standard epoxy.

Anti-Slip Broadcast Finish

Profiled systems specified to a target slip rating (EN 16165 ramp method, R9–R13) for wet-process areas, ramps, and circulation where safety underfoot is the governing requirement.

The Moisture-Testing Doctrine

TestWhat it measuresWhy it decides the floor
ASTM F2170In-situ relative humidity (probes at 40% slab depth)The dominant pre-install moisture test; the system and primer are chosen to this reading
ASTM F1869Calcium-chloride moisture-vapour emission rateSurface vapour load; flags slabs that need a vapour-suppression primer
ICRI CSPConcrete surface profile after preparationThe mechanical key the resin bonds to — concrete uses ICRI CSP, not the steel-only ISO 8501

How We Install an Industrial Epoxy Coating

  1. Slab moisture & substrate testing — ASTM F2170 in-situ RH + ASTM F1869 MVER before anything else.
  2. Surface preparation — diamond grinding / shot-blasting to the specified ICRI CSP; cracks and voids filled.
  3. Priming & high-build system — moisture-tolerant primer to the reading, then primer, high-build intermediate and chemical-resistant topcoat at the specified film build.
  4. Verification & handover — adhesion (ASTM D3359), dry-film thickness, signed QC report.

What Affects the Cost

We quote every floor on survey — but unlike most of the market we explain openly what moves the number, so there are no surprises after the visit:

Every quote follows a site survey and slab moisture test — we never give a fixed rate before the slab is tested, but we will walk you through each of the drivers above so you can see exactly what you are paying for. Request a quote and we survey first.

Frequently Asked Questions

Why do industrial epoxy coatings peel or blister in Ghana? Almost always slab moisture. In Ghana’s 81–83% humidity, trapped vapour under the coating builds osmotic and hydrostatic pressure and lifts it. The fix is to test in-situ RH (ASTM F2170) and moisture-vapour emission (ASTM F1869) before installation and prime to the reading — which most failed floors skipped.

What coating is best for a warehouse or factory floor? A high-build or broadcast/quartz industrial epoxy (or a chemical-resistant novolac topcoat where spills are aggressive) over a moisture-tested, ICRI-CSP-prepared slab — specified to the axle load, chemical exposure, and slip requirement (EN 16165 R-rating).

How long does an industrial epoxy coating last in Ghana? A correctly specified system over a moisture-tested, properly prepared slab lasts 10–15+ years; the variable is almost never the resin — it is the substrate preparation and moisture control beneath it.

How much does an industrial epoxy coating cost? It is quoted on survey. We talk openly about what drives the cost — the system and film build, slab condition and any moisture remediation, area, access, and whether you stay operational during works — but we never publish a fixed rate before testing the slab.
