Maintenance Protects the Money You Already Spent
A correctly specified epoxy floor, laid over a slab tested to ASTM F2170 and ASTM F1869 and prepared to an ICRI CSP profile, lasts 10–15+ years in service. But “in service” is doing real work in that sentence. The single biggest variable in whether your floor reaches the top or the bottom of that range — once the installation is right — is how it is maintained.
The good news is that epoxy is low-maintenance, not no-maintenance, and the routine is simple. This guide explains exactly what to do, what to avoid, and when to call us back. It applies across every system we install, from industrial coatings to anti-slip and hygienic floors.
The Daily and Weekly Routine
Daily
- Sweep or dust-mop to remove grit. Grit is abrasive — it is the slow, invisible cause of wear in traffic lanes, especially under forklift and trolley wheels.
- Spot-clean spills promptly. Most spills wipe up easily, but standing chemicals and oils left overnight begin to work on the finish.
Weekly (or to traffic)
- Damp-mop or auto-scrub with a pH-neutral cleaner and clean water. Dirty mop water just redistributes grime; change it.
- Rinse anti-slip floors thoroughly. The aggregate profile that gives an anti-slip floor its EN 16165 R-rating also traps soil — it needs a deck brush or scrubber, not just a flat mop, or the slip resistance you paid for fills in and disappears.
What Actually Damages an Epoxy Floor
Knowing what not to do protects the finish more than any cleaning product.
- Harsh and abrasive cleaners. Strong acids, abrasive powders and undiluted solvents attack the resin and dull the surface. Use pH-neutral cleaners; if a heavier clean is needed, dilute correctly and rinse.
- Dragging point loads. Dropping or dragging sharp steel, pallet corners or machinery gouges the coating. Use wheeled equipment and protect drop zones.
- Standing chemicals. Even on a chemical-resistant system, pooled aggressive chemicals left for hours are harder on the floor than the same spill cleaned promptly.
- Thermal shock from steam. High-pressure steam on a standard epoxy can stress the bond. Where steam washdown is routine, that is a specification matter (a polyurethane system), not a maintenance one — tell us at survey stage.
Reading the Early Warning Signs
A maintained floor tells you when something needs attention. Catch these early and a recoat is cheap; ignore them and you are back to a full re-do.
- Dulling or loss of gloss in traffic lanes — normal wear; a sign a maintenance recoat is due before the wear reaches the substrate.
- Light surface scratching — cosmetic, but worth a recoat if it spreads.
- Blistering, bubbling or edge-lifting — this is not a maintenance issue. It almost always means slab moisture, and it points back to the installation, not the cleaning. When and How to Recoat
A maintenance recoat refreshes the wear surface long before the floor fails. The timing depends on traffic, not the calendar — a forklift aisle wears faster than an office. The principle is to recoat the topcoat while the system beneath is still sound, which is far cheaper than waiting for wear-through.
Recoating is a specification job, not a DIY one: the existing surface must be assessed, cleaned and abraded to a correct profile so the new coat bonds. We survey the floor, confirm the system is sound and recoat on a planned programme — typically with minimal disruption to operations.
