Why There Is No Single “Price Per Square Metre” for Epoxy in Ghana
Almost every enquiry we receive opens with the same question: what does an epoxy floor cost per square metre? It is a fair question, and the honest answer is uncomfortable for a market used to instant numbers — there is no single rate, and anyone who quotes one before seeing your slab is guessing.
An epoxy floor is not a product you buy by the square metre; it is a system engineered to a slab, a duty cycle and an environment. The same 500 m² hall can carry a price that varies by a wide margin depending on what the concrete underneath is doing. This guide explains, openly, what moves that number — so that when we quote you on survey, you can see exactly what you are paying for and why.
Epoxy GH has installed epoxy across southern Ghana since 1981. We quote every floor after a site survey and a slab moisture test. We never publish a fixed rate, because a fixed rate published before testing the slab is the single most reliable sign of a floor that will fail early.
The Five Things That Actually Drive Cost
1. The System and Film Build
The biggest controllable variable is the system itself. A single high-build coating costs less per square metre than an aggregate-loaded broadcast/quartz mortar body, which in turn costs less than a chemical-resistant novolac build or a conductive ESD floor. The duty cycle sets the system — forklift traffic, chemical exposure, anti-slip requirements and thermal cycling each push the specification up. You are not paying for “thicker is better”; you are paying for the floor your operation actually needs.
2. Slab Condition and Moisture Remediation
This is usually the largest unpredictable swing, and the one cheaper quotes pretend does not exist. A sound, dry slab needs only a standard primer. A slab reading high on ASTM F2170 (in-situ relative humidity) or ASTM F1869 (moisture-vapour emission) needs a vapour-suppression primer. A slab with cracks, voids, oil contamination or laitance needs repair and substrate preparation before any resin goes down. In Ghana’s 81–83% humidity, skipping moisture remediation is exactly what makes a “cheap” floor blister within months.
3. Area, Geometry and Access
Larger continuous bays are more efficient per square metre — the team mobilises once and works in long, uninterrupted passes. Tight access, multiple small rooms, stairs, coving, and out-of-hours working to keep you operational all add labour. A 1,000 m² open warehouse and a 1,000 m² building split into twenty rooms are not the same job.
4. Specification Requirements
Slip rating to EN 16165 (R9–R13 ramp method), chemical resistance, electrostatic dissipation to ANSI/ESD S20.20, hygienic coving and target flatness each change the build and therefore the cost. The right specification is the cheapest one over the floor’s life — but it is rarely the cheapest one on day one.
5. Programme and Disruption
If you can hand us an empty building, the floor costs less. If we work nights and weekends, section by section, around live operations, the programme lengthens and the labour rises. This is a genuine cost driver, not an upsell.
Why “On Survey” Is the Honest Answer, Not an Evasion
We understand “we’ll quote on survey” can sound like a way to avoid a number. It is the opposite. The survey is where we test the slab, measure the area, assess access and confirm the specification — the four things that determine the price. Quoting before that is not transparency; it is a number invented to win the enquiry, almost always revised upward once reality arrives, or absorbed by cutting the moisture step that keeps your floor down.

A Word on Lower-Priced Quotes
If one quote is dramatically lower than the others, it is worth asking what was removed to get there. The honest answer is almost always the same: moisture testing and remediation, film build, or surface preparation. A lower-priced floor that skips the slab test is not cheaper — it is a deferred bill that arrives as delamination, downtime and a full re-do, usually within two years. How to Get a Reliable Number
- Book a survey. We test in-situ RH (ASTM F2170) and MVER (ASTM F1869), measure the area and assess access.
- Confirm the specification. Duty cycle, slip rating, chemical exposure, ESD, hygiene — we map these to a system.

Frequently Asked Questions
Why won’t you give me a price per square metre over the phone? Because the price is set by your slab and your operation, neither of which we can see over the phone. A phone rate is a guess, and a guess that skips the moisture test is how floors fail. We survey first, then quote — itemised.
What is usually the biggest cost driver? The system and film build set the baseline, but slab condition and moisture remediation cause the biggest swing. A high ASTM F2170/F1869 reading or a contaminated, cracked slab adds vapour-suppression priming and repair that a sound slab does not need.
Is a higher quote always a better floor? Not automatically — but a dramatically lower quote almost always means something necessary was removed. Ask what slab preparation and moisture testing are included. The right floor is the one specified to your duty cycle, not the cheapest or the most expensive.
