Managing an Epoxy Floor Project from Abroad
The Hard Part Is the Distance, Not the Floor
A great many of the floors we install across southern Ghana are commissioned by owners who are not in the country — a business owner in London fitting out a warehouse in Tema, a family in Toronto finishing a property in Accra, an investor overseas managing a site remotely. For them the technical questions about resin and slip ratings are the easy part. The hard part is universal: how do I know it was done right when I cannot walk on it?
This is the question we built our process around, because for a diaspora client, documentation is not paperwork — it is the only way to verify a floor you will not stand on until it is finished.
Distance Makes the Slab Test Non-Negotiable
When you are on site, you can at least see a problem develop. When you are abroad, you are trusting the process entirely — which makes the discipline beneath the floor matter even more. In Ghana’s 81–83% humidity, the failure that strands a remote client is slab moisture: a floor that looks perfect in the handover photos and blisters after you have flown home. The defence is the same as always — in-situ RH to ASTM F2170, moisture-vapour emission to ASTM F1869, ICRI CSP preparation — but for you it is the difference between a floor you can trust from afar and a return trip you did not budget for.
Run It on Documented Checkpoints
The way to manage a floor remotely is to replace “being there” with verified, time-stamped checkpoints. We structure remote projects so that each critical stage is recorded and sent to you before the next begins:
- Survey and moisture readings — the ASTM F2170/F1869 results and area measurements, with the itemised quote built on them.
- Substrate preparation — photographs of the prepared slab at the specified ICRI CSP profile, before any resin.
- System application — record of the system, film build and, where relevant, the EN 16165 slip rating or ESD earthing grid installed.
- Verification and handover — adhesion and dry-film checks, and a signed QC report.
You approve at each gate. Nothing critical proceeds on assumption, and you hold a documented record of exactly what was done.
Decide the Specification Before You Are Unreachable
The most common remote-project friction is a specification question that arises mid-install when the owner is across time zones and hard to reach. We front-load this: the right system — traffic, chemical exposure, slip, hygiene, ESD — is confirmed at survey stage, so the install runs to an agreed specification rather than waiting on a call you might miss. A clear spec up front is what lets a remote project run without you in the room.
